is from an easement that runs 2.86 miles off of
FM 466.
Ranch has great cover
with a variety of vegetation, including, but not
limited to post oak, blackjack oak, hickory and
live oak. Soil is very sandy. High fence is in
great shape and was erected in 2003. No water
gap issues exist. Presently the property has a
white-tailed deer herd of approximately 70 (1:1
sex ratio) head. Turkeys are present at
different times of the year; feral hogs are not.
Majority of the deer came from Keith Warren's
deer breeder pens and were hand selected for
improvement of genetics on the ranch.
Features 5 deer blinds,
2 corn feeders, 2 protein feeders and 3 earthen
tanks (one is about 0.2 acres and another is
about 0.5 acres). A gas line easement (AEP) runs
across the property and would make for a great
food plot (5.7 acres). Another 15.9 acre field,
not presently in production, is also available
as a food plot. Ranch has not been grazed in at
least 4 years and has been lightly hunted. A
controlled burn was conducted 3 years for
improvement of habitat.
Seller is willing to run
power to just inside of the property. Buyer then
can extend power to destination of buyers
choice. All neighbors are large acreage and very
good to work with. Keith Warren (seller) will be
one of your neighbors. Seller will allocate
$8500.00 toward water well upon the sale of the
ranch to the buyer and allow the buyer to pick
location of choice. Seller will allocate
$60,000.00 toward improving easement road. This
upgrade will be in the form of road base that
will be well packed and will be built upon the
sale of the ranch. Easement is 30 wide and a
road approximately 10 wide will be improved by
the addition of a road base material.
